How does a DMP affect me?

Debt management plans and mortgages & tenancies

Your debt management plan (DMP) should have no direct effect on your home if you keep up with payments to your debts and rent or mortgage.

Rent or mortgage payments are a priority. Not paying them can be bad.

Your DMP may affect applying for a mortgage or a new tenancy agreement.

I own my home - will a DMP affect it?

If you own your home your DMP will have no direct effect on it. But, a DMP does not prevent the people you owe taking court action. In rare cases, this could have an impact on your home.

The people you owe could take court action if you miss many debt payments.


The people you owe can take further action if you have a CCJ or decree.

One option is to secure the debt against your home. This means the debt is paid off if you sell or re-mortgage the house.

This could happen whether or not you miss payments to your CCJ.


  • In England or Wales this process is called a charging order
  • A similar process in Scotland called an inhibition

Court action during a DMP is rare. A charging order or inhibition is very rare.

 Can I get a new mortgage on a DMP?

It is harder to take out new credit on a DMP. This includes a mortgage.

A DMP impacts your credit file since you are paying less than you first agreed to.

Other lenders, like mortgage lenders, see this as a risk.

They are likely to:


  • Refuse your application
  • Charge you higher interest

It is not impossible to get a mortgage on a DMP but:


  • It is harder
  • You may not get a good deal

When your debts are paid off:


  •  Your credit file improves over time
  • It easier to get a mortgage

You may still want to get a mortgage during your DMP if:


  • You live in a private rented property
  • Your rent is higher than mortgage payments would be

Can I remortgage on a DMP?

Remortgaging is when you replace your current mortgage with a new one.

You may want to do this during your DMP to:


  • Reduce your monthly mortgage payments
  • Release an amount of money

It is not easy to remortgage during a DMP.

You may have limited options and worse interest rates.

Will a DMP affect my home if I rent it?

A DMP will not affect your rental contract as long as:


  • You keep your rent payments up to date
  • You pay off any rent arrears at an amount your landlord agrees

Rent arrears are a priority payment.

Keep paying arrears during your DMP if they have been:


  • Agreed with your landlord
  • Or set by a court

No further action will be taken.

Let us know if you have an emergency and cannot afford your rent and DMP payment.

An emergency could be:


  • A drop in income (like fewer hours worked due to illness)
  • A sudden expense (like replacing a fridge)

Make sure you pay rent and rent arrears before your DMP.

Can I rent a new home on a DMP?

Private landlords and letting agents will check your credit history. They will look at public information like bankruptcy or court judgments.

The people you owe can apply for a CCJ or decree before or during your DMP.

This makes it harder to rent a new home.

Landlords cannot see details of:


  • Your credit debts
  • Default notices
  • Other information held on your credit file

They can only access this if you give them permission.

You may be able to persuade a landlord to rent to you despite your debts by:


  • Offering a higher deposit
  • Supplying additional references
  • Getting a guarantor
